McCann Manor Policies

To avoid potential misunderstandings and to be fair to all of our guests (and because State and local laws and regulations—
and our legal advisors—insist on it), all who wish to stay at McCann Manor must agree to abide by the following terms,
conditions and policies:

SPECIAL CONDITIONS

No Smoking or Open Flame

For the comfort and safety of all our guests, McCann Manor is a non–smoking establishment. No smoking or open

flame is permitted

guest rooms, common areas or anywhere else on the grounds of McCann Manor.

Stairs

The house that is now home to McCann Manor was built more than 100 years ago on an elevated lot and has an

elevated

foundation. In

addition, all guest rooms are on the 2nd floor (more like being on the 3rd floor when

including the high foundation).

Therefore, all guests

must be able to climb stairs. If Jeff is available to do so, he will

be happy to assist you with your heavy luggage.

Otherwise, Ann will be

happy to assist with lighter pieces of

luggage

Quiet

The Innkeepers reserve the right to take measures that will ensure the quiet enjoyment by all of our guests of the

peaceful, relaxing

GENERAL

Check-In

Check-in is between 3 p.m. and 6 p.m., unless otherwise arranged in advance with the Innkeeper. If you need to

request an early or

late

check-in, please let us know when you request reservations or at least 2 weeks prior to

your stay. If we are able to honor your

request, will be

happy to accommodate your needs; however, an additional

fee may be required. No refunds will be given for late

arrivals

Check-Out

Check-out is no later than 11 a.m. If you need to request a late check-out, please let us know when you request

reservations or at

least 2

weeks prior to your stay. If we are able to honor your request, will be happy to

accommodate your needs; however, an

additional fee may be

required. An unscheduled late check-out will be

charged a minimum of $50. A late check-out after 1 p.m. will

be charged an extra full

night. No refunds will be given

for early departure

Rates

Guest room rates range from $145 to $240 per room night, plus applicable taxes, and are based on single or

double occupancy.

Rates will

vary depending on the day of the week and whether the stay will be during or close to

area special events. Each person in

a room

exceeding the number for which the room rate is quoted must be

arranged in advance with the Innkeeper and may incur an

extra charge of

$50 per room per night, plus applicable

taxes

Extended Stays

Stays of more than 7 consecutive nights, regardless of whether the nights are in the same room, are considered

“extended stays.”

Special

rates, and deposit and cancellation rules apply to extended stays. Rates quoted for

extended stays may be self-catering rates

(without

breakfast and some other amenities, and with limited

housekeeping) and are usually only available October through April

Minimum Stay

A 2-night minimum reservation may apply during busy seasons, holidays and special area events.

Guests Per Room

To comply with State and local health and safety regulations, the number of persons permitted to occupy each

guest room will be limited. Please ask the Innkeeper for details

Pets

We regret that we cannot accommodate any pets

Children

For the benefit of all Manor guests, the Innkeepers desire to maintain a quiet, relaxing environment. Also, the

Manor contains many

antiques, family heirlooms and designer fabrics, and all guest rooms are accessible only by

stairs. Most importantly, the Manor is not

"child-

proofed" from a safety standpoint. Therefore, we welcome only

those children who will be well-behaved and well-supervised

and who can

be expected to feel comfortable within

such an environment. Also be aware that there are no childcare facilities or

baby gear (such as

cribs or high

chairs) available for guest use. Children under the age of 16 years must remain at all times with the

adult guest

who brings the

child to McCann Manor

Right to Eject

The Innkeepers reserve the right to eject any guest

or guests (including a child or children and their parents) who,

in the sole

judgment of

the Innkeepers, are exhibiting disruptive and/or destructive behavior. In such event, the

Innkeepers are under no

obligation to refund any

portion of the lodging fees, deposit(s) or taxes thereon

RESERVATIONS, CONFIRMATIONS & MODIFICATIONS OR CANCELLATIONS

Reservation Guarantee/Confirmation

Unless otherwise permitted by the Innkeeper, a Confirmed Reservation must be issued by the Innkeeper before a

reservation request

will

become finalized. To receive a Confirmed Reservation, notice from the Innkeeper that the

requested date(s) is/are available

must be given.

In addition, the Innkeeper must be furnished with full contact

information of the party requesting the reservations (and

any party wishing to

guarantee the reservation, if

applicable), together with a valid credit card number, its expiration date and cvv

number. The credit card will

not be

charged unless indicated in the cancellation/modification policy as stated herein. A reservation

request that is not

accompanied by

the required guarantee will hold an un-confirmed reservation for a maximum of 5 business days.

If the requisite guarantee is not received

by the Innkeeper within said 5 business days or other timeframe specified

by the Innkeeper,

the un-confirmed reservation may be cancelled

by the Innkeeper without prior notice.

For reservations of more than 3 nights or for reservations of more than one room for the same time period (“group

reservations”), at the

discretion of the Innkeeper, a guarantee equal to 50% of the expected total charge for the

reservation term may be required and will

become the amount subject to the cancellation/modification policy

stated herein.

All reservation guarantees must be made by a valid Visa, MasterCard or Discover Card

Reservation Modifications or Cancellations

Any request for modification or notice of cancellation of Confirmed Reservations of up to 3

nights for one room

must be received by

the

Innkeeper by 6:00 p.m., Pacific Standard Time,

at least 7 days prior to the scheduled

arrival date.

Group Reservations or Reservations

during or near area events may require notice of up to 3 weeks.

If such request/notice is not

received as

specified, a no show fee equal to

the quoted rate of one

night's lodging in the requested

room, plus applicable taxes,

will be charged to

the credit card used to guarantee

the

Confirmed Reservation. In addition to any other fees and charges provided

for herein, a $25

cancellation fee

will be charged to the

credit card used to guarantee the Confirmed

Reservations.

Please ask the Innkeeper for modification/cancellation policies for group reservations.

As we have no control over weather, family situations, illness, airline delays/cancellations,

etc., our

cancellation policies apply

equally to

those circumstances. Please consider travel

insurance if your plans

are uncertain

Charges for Damages

The credit card used to guarantee any Confirmed Reservation will be used in payment of

damages or other fees that may be

charged in

accordance with the McCann Manor Policies.

Damage charges apply to damages actually or proximately caused by the

guest and/or

his/her invitees to McCann Manor property or any property for which McCann Manor and/or

the Innkeepers may be

liable

Forms of Payment

Payment, except for guarantee of reservations, may be made by cash, personal check, or

with a valid Visa,

Discover or MasterCard

FOOD AND BEVERAGE

Breakfast

An Extended Continental Breakfast, as defined by the Innkeeper and which will vary with the seasons, for each

paying guest is

included in

the price of the room, unless other arrangements have been made with the Innkeeper

Special Dietary Needs

If we are notified at least 7 days prior to your stay

we will gladly attempt to accommodate guests with special

dietary

needs. Please keep

in mind that McCann Manor is located in a rural area, without ready access to many

specialty products

that others may take for granted.

Therefore, in the event we cannot accommodate a guest’s

particular dietary restriction(s),

cereals, yogurt and whole wheat bread for

toasting can be made available. A mini-

refrigerator is in each guest room for

storing a limited number of items that need to remain cold.

Due to

Washington State Health Department regulations there is

no access to a kitchen for cooking or heating foods;

please plan

accordingly

Complimentary snacks and beverages that may be offered throughout the Manor are provided for our paying

guests

ly.

Box Lunches

Box lunches (purchased separately) must be ordered with 24-hours’ advance notice

In-Room Massage

In-room massage services (purchased separately and provided by an independent, third

party) are available in the

Madame de Pompadour Room only, and must be booked

at least

two weeks before the Reservation check-in

date

. The

Innkeeper will be happy to make the

appointment for you. Massage services cancelled less than 3

business days prior to

the

booked appointment date may incur a cancellation charge of $50.00 (which will be

charged

in addition to any other

cancellation charges that may be imposed pursuant to McMann

Manor Policies)

Alcohol

Although we are not permitted to sell alcohol, you are welcome to bring your own. You may borrow Manor

stemware and corkscrews for

such use while you are a guest at McCann Manor

Conference Room

A small conference room may be available

for an extra fee

with advanced reservations. Please ask the Innkeeper

for details

More Amenities

Amenities for our guests include private, ensuite bath with shower, free wireless internet access, flat screen color TV with DVD player,

mini-

refrigerator, coffeemaker/tea, air conditioning (summer months only), luxury cotton towels, and high thread count cotton sheets.

Bicycles. His and Hers bicycles are available, gratis, to our guests on a limited, first-come, first served basis. We recommend helmets

and

will ask you to sign a release (that's just good common sense, right?). See more McCann Manor

GIFT CERTIFICATES

What popular gifts these are. If you have a loved one you think would enjoy a pampered getaway, give us a call and we'll customize

just

the right gift certificate. We will send that special someone the gift certificate with all the details and will even include a special

message

from you. If you’d rather, we will be happy to send the gift certificate to you, allowing you the opportunity to present the gift

certificate in

person.

Please be aware that, in addition to other policies stated herein, the following applies to the use of McCann Manor Gift Certificates and will be
printed on the back of each certificate:

		Gift Certificates validly issued by the Innkeeper may be redeemed at McCann Manor only for accommodations.
		Accommodations require advance Confirmed Reservations for which a reservation guarantee using a valid credit card is required pursuant
		to the terms stated above with respect to Reservations, Confirmations & Cancellations, regardless of whether a Gift Certificate will be used for payment of lodging. Pursuant to Washington State statute, taxes (currently at the rate of 9.9%) will not be charged at the time of purchasing the Gift Certificate, but will become payable at the time of redemption. In any event, the credit card used to guarantee the reservations is subject to being charged for taxes and for damages as set forth above.
		Unused Gift Certificates will be gladly redeemable for a subsequent and separate visit to McCann Manor, and will retain the same value as
		stated on the Gift Certificate at the time of original purchase. Some policies with respect to Gift Certificates are subordinate and subject to applicable Washington State regulations.
		McCann Manor Gift Certificates have no cash value, are not redeemable for cash, and must be presented upon arrival. Failure to present
		the Gift Certificate upon arrival will obligate the guest for the full cost of the reservation.
